House Roof - Roofing by Amity Home Maintenance Solutions

When is the Best Time to Replace a Roof?

Replacing an asphalt shingle roof is a significant investment for any homeowner, and timing is crucial to ensure the job is done efficiently and effectively. Understanding the best time to replace your roof can save you money, prevent further damage, and ensure your home is protected from the elements.

Here’s a guide to help you determine the optimal time of year for an asphalt shingle roof replacement.

Consider the Seasons

Spring and Fall: Ideal Seasons

  • Mild Temperatures: Both spring and fall offer moderate temperatures, making it easier for roof shingles to seal properly. Asphalt shingles, for instance, are sensitive to extreme hot or cold temperatures during installation.
  • Predictable Weather: These seasons usually provide more predictable weather patterns, reducing the installation challenges caused by extreme hot or cold temperatures.

Summer: A Good Option with Caution

  • Dry Conditions: Summer is a popular time for asphalt shingle roof replacements due to generally dry weather. However, extreme heat will cause the shingles to be more pliable and challenging to install.  The ambient temperature for installation should be below 90 degrees.
  • Scheduling Flexibility: Many roofing contractors have more availability during early summer, but peak season can lead to higher demand and potentially higher prices.

Winter: Not Ideal but Doable

  • Cold Weather Challenges: Cold temperatures will cause asphalt shingles to become brittle and more difficult to install correctly. Per manufactures installation guidelines, temperatures should be above 40 degrees.
  • Special Considerations: If an emergency replacement is needed during winter, it’s crucial to choose an experienced contractor who can handle the challenges of cold weather installations.

Assess the Condition of Your Roof

 Asphalt Roof Lifespan

  • Typical Lifespan: Most asphalt shingle roofs installed within the last 10 years have a Lifetime limited warranty lifespan and may vary by Manufacturers.

Our Recommendation:

Here in Connecticut, if you’re considering a new asphalt roof installation, fall is the ideal time. After the summer storms and before the winter freezes, autumn provides excellent weather for asphalt roof replacements, ensuring your home is protected from snow, ice, and extremely windy conditions.

September through November are the ideal months for asphalt roof replacements. Here are a few reasons why:

  1. Post-Summer Inspection: Summer storms, including hurricanes, can significantly impact your roof, especially if your asphalt roof was installed 20 years ago or more.  At the end of summer or after severe storms, having a Professional Roofing Contractor inspect your roof is greatly beneficial to avoid future emergency repairs.
  2. Optimal Weather Conditions: Fall offers the perfect weather for roofing. Roofing is best done on clear days with temperatures above 40 degrees, and 70-degree temperatures or higher are crucial for asphalt shingles to seal. Cooler temperatures also make it more comfortable for roofers to work.
  3. Winter Readiness: Ensuring shingles are properly sealed before winter is critical. Properly sealed shingles provide an airtight and moisture-resistant barrier, and greatly reduce wind and water infiltration damage.
  4. Ease of Installation: Shingles become brittle and challenging to install in cold temperatures below 40 degrees. Manufacturers recommend installing shingles at temperatures above 40 degrees to allow the shingle adhesive to activate and seal properly.
  5. Preventing Winter Damage: Asphalt roof LEAK issues are quite common during

or after winter storms. Heavy snow and ice dams will increase the risk of severe damage.  Asphalt roof preventative maintenance will greatly reduce future costly repairs and inconveniences.
