Joe comes out personally to understand the engagement and scope the project. He will interview you and based on the feedback, outline a few options. The initial scope and estimate was comprehensive. He and team were also able to make adjustments during the project to accommodate changes and new requests. We lucked out on weather, and the project was complete inside of 2 weeks (ahead of schedule). The final walkthrough yielded some punch list items that needed to be cleaned up. I hired another contractor to replace flashing around three leaking windows along one wall but they created more damage than they repaired. Joe and his crew really helped out by taking over and then correcting their work. No more leaks. Additionally, they took great care when completing significant sheetrock repairs and interior painting. Joe/Amity responds and shows up on time, is on site, and clearly communicates. I have used this business for two jobs over the last few years and his crew does excellent work without drama. When using Amity, I'm confident the work will be completed correctly. Of all the companies I interviewed for the job, he was the only owner who guaranteed he would personally be on site to oversee the job. As a first time homeowner he was extremely helpful taking the time to walk me through the entire roof replacement process, and always being responsive and communicative to my many questions. He came out quickly and was able to identify that it wasn't an issue with the skylight, but in our attic space. He brought out an insulation specialist and they both identified the problem and offered wonderful solutions to the issue. We had a long and extensive project and his level of communication and professionalism was unmatched.  We went over every detail, he was patient and helped with everything we needed. Common Leaks & Causes

Leaks commonly form in your home’s roof, such as in the shingles and flashing. If you’ve owned your home for any length of time, you may also start noticing signs of leaks in your chimney, siding, and skylights, especially as your roof ages. Below, we list out everything you should be aware of regarding common leaks and their causes:

Roof Leaks

Age and Maintenance: Roof leaks will be caused by a roof’s age and lack of proper maintenance.

Flashing: Flashing can crack, corrode, or improperly installed will lead to roof leaks.

Shingles: Broken, missing, or improper installation of roof shingles will allow water to enter your home.

Valleys: Poorly installed or damaged valleys where two roof slopes meet will cause roof leaks.

Skylights: Skylights will leak if they are improperly installed or have exceeded the Manufacturers life expectancy.

Chimneys and Vents: Gaps at the mortar joints of chimneys and vent pipe boot will cause roof leaks, typically around the exposed front section of the vent pipe boot flashing the roof shingles.

Other factors: Heavy rain, hail damage, clogged gutters, ice damming, and debris buildup will cause potential roof leaks.

Chimney Leaks

Chimney leaks in Connecticut can be caused by a number of issues:

Chimney Cap: A loose or improperly fitted chimney cap will leave the flue and fireplace exposed to water damages from rain and snow.

Flashing-Flashing: is typically comprised of metal that redirects water from the roof and chimney. If incorrectly installed, water will eventually work it’s way through the roof substrate or chimney opening causing damages.

Chimney Crown: A chimney crown is a protective cap on top of a chimney that helps prevent soot, debris, and water from entering your home. Over time, a chimney crown will deteriorate and need to be repaired or replaced.

Mortar Joints: Moisture can penetrate cracked mortar joints causing severe water infiltration damages.

Masonry: Masonry is a porous material and requires periodic water proofing to prevent moisture from wicking into the chimney causing internal damages.

Siding Leaks

Lack of Weather Moisture Barrier: (Tyvek) behind the siding, and or deteriorated condition allows water infiltration.

Insufficient Application: of caulk or sealant that has deteriorated. Improper installation or missing flashings and trim components.

Inadequate Installation of Siding: whereas loose siding joints potentially allow water penetration into the home.

Clogged Gutter Outlets: will cause excessive rainwater overflow onto and or behind the trim and siding.

An Undetected Roof Leak: will allow water infiltration to seep behind the trim and siding.

Extreme Weather Conditions: with high-velocity wind and rain can force water to enter behind the trim and siding.

Skylight Leaks

An Undetectable Roof Leak: Skylight metal flashing base components are secured around and on top of the asphalt shingles. Improper installation of underlayment or flashings will cause a skylight leak. Nails that lift up from the adjacent shingles will allow water entry during a storm.

Condensation: Condensation/water infiltration (or seal failure) occurs when the glazing seals between the glass have deteriorated. This tends to happen when the skylight has reached the end of its product life cycle.

Inexperienced Contractor: Skylight installations that are conducted by inexperienced roofing contractors will eventually leak. A certified contractor will provide a quality leak free skylight installation.

Flashing: Skylight flashing is one of the most important component that prevents water from entering the skylight and roof areas. Flashing kits are supplied with most Velux branded skylights to ensure NO LEAK PROMISE!
