Identify Possible Causes of Roof Leaks

1. Chimney Flashings

2. Asphalt Shingle Roofs

Missing shingles from wind damage create obvious entry points for water. High winds can lift and tear shingles, especially if they were already loose or approaching the end of their lifespan.
Cracked shingles develop from weather exposure, thermal cycling, or impact damage. These cracks may start small but expand over time, eventually allowing water penetration.
Raised shingles occur due to several factors. Nail pops happen when roofing nails work loose over time, allowing shingles to lift. Moisture infiltration can cause shingles to curl or buckle. An unsealed underside allows wind to get beneath shingles and lift them during storms.

3. Roof Penetrations

Ridge vents provide essential attic ventilation but must be properly sealed along their entire length. Poor installation or weather damage can create gaps that allow water entry.
Roof vents, both gravity and powered, require secure mounting and proper flashing integration. The connections between these vents and your roofing materials need regular inspection to ensure water-tight seals.

4. Skylights

Flashing issues around skylights are particularly problematic because these large openings require extensive integration with surrounding roofing materials. Improper flashing installation or deterioration over time can allow significant water infiltration.
Glass seal failure occurs when the seals around the skylight glass deteriorate, allowing water to enter the skylight frame and potentially reach your home’s interior.

5. Attic Inspection

Adequate ventilation requires proper balance between intake vents (typically in soffits) and exhaust vents (at or near the ridge). Poor ventilation can cause moisture buildup, ice dam formation, and premature deterioration of roofing materials.
Water staining on plywood appears as dark spots, streaks, or discoloration on roof decking, indicating current or past leaks that require immediate attention.
Inspection around the chimney from inside the attic can reveal leaks that aren’t yet visible from the living space.
All roof penetrations should be examined from below for signs of water entry, including staining, moisture, or actual dripping.
